			<content:encoded><![CDATA[<p><strong><em>Objective</em></strong></p>
<p style="text-align: justify;">The development is located within the dense urban centre of Hurstville, an area undergoing rapid transformation as a major sub-centre in the Sydney metropolitan area. The challenge of the site was to design a predominantly residential building which retained a strong commercial street presence and to address a local demand for large apartments which is not being met by other developments in the area.</p>
<p><strong><em>Outcome</em></strong></p>
<ul>
<li>74 apartments and five shops</li>
<li>large family style units with up to four bedrooms</li>
<li>a genuine alternative to single dwelling houses</li>
<li>utilises off-the-form precast and pre-coloured concrete</li>
<li>zinc and recycled ironbark for a natural low maintenance finish</li>

<p style="text-align: justify;">The priority of the design approach was to respond to four clearly identifiable contextual aspects arising from the site’s address to two separate streets. One is the context of three storey apartment buildings at the north-east portion of the site. The second is the individual dwelling houses to the south. The third is historic character of the existing sandstone dwelling and garden setting, and the fourth feature is the cliff across the middle of the site.</p>
<p><strong><em>Outcome</em></strong></p>
<ul>
<li>Design completes and matches the three-storey apartment context to the north</li>
<li>Compatible relationship with the individual dwelling houses to the south-west</li>
<li>Retains heritage garden setting to the west address</li>
