Willison Road Apartments
Objective
Recognising that the site, a former service station, had an urban presence even though it was part of a low density residential zone, the aim was to provide the maximum number of residential units and a small retail component. This was achieved by referring to urban design principles.

- 4 levels, 16 apartments
- Northern aspect
- 2 storey apartments ensure optimum sunlight & flow through ventilation
George Street Apartments
Objective
The client required a landmark building that maximised the development potential of the site with respect to the residential and commercial mix and provided two purpose designed penthouse apartments for the use of the client’s family.
Outcome
- Nine-storey structure comprising 25 residential units over 260m2 ground level commercial space
- 90% of apartments have northern orientation and ample sunlight
- All apartments have flow-through natural ventilation
- individual lap pools and generous terraces for each of the penthouses
- Striking landmark design with maximum height possible under flight surfaces envelope
Evergreen Apartments
Objective
Within a tight urban site opposite Rockdale Council offices in the commercial Town Centre, the aim was to develop a mixed-use building with a strong architectural presence. The Client required a design that projected a unique image and would create a memorable urban presence. Responding to urban design initiatives established by the Council was considered a priority, giving strong emphasis and identity to the site corner.
Outcome
- 54 units including five penthouses
- Ground floor commercial space
- Basement parking for 50 cars
- All units with a northern aspect and natural ventilation
- Use of architectural massing to mediate scale of building
- Some apartments dual key with attached office suites
Anzac Parade
Objective
Proposal for a mixed use building of 39 apartments and ground floor retail adapting to constraints determined by Council Codes.
Outcome
- 39 residential apartments
- Ground floor commercial space running along courtyard
- Flow through ventilation and easterly views
- Crossover apartments accessed from corridors
Wollongong Road
Objective
Establish a mixed-use development which provides a higher standard of apartment for the locality on a restricted site in a neighbourhood centre.
Outcome
- 5 X 2-bedroom apartments and 1 X 3-bedroom penthouse
- 2 X retail shops
- Elimination of basement parking to provide significant cost saving
- All units have north orientation and flow-through ventilation
Clifton Beach Eco Village
Objective
The site is intersected by a major creek system with significant riparian corridors. The objective was to utilise these corridors to enhance the village environment and provide outlook for residents.
Outcome
- A mix of 88 pavilion and villa homes with 132 apartments all with unique tropical design features
- Community facilities and outdoor recreation areas
- Energy efficient design promoting an outdoor lifestyle and ecological awareness
- Overall village broken into discrete hamlets connected by pedestrian paths and walkways
Arlington Apartments
Objective
On a Cairns waterfront site facing the Coral Sea to the east and a lagoon to the south, a design for a luxury apartment complex was required to address flooding issues and protected stands of indigenous trees.
Outcome
- 16 super-luxury apartments are distributed in three buildings to enable protection of trees
- Each building is four levels suspended above a screened understorey reminiscent of a traditional ‘Queenslander”
- Each apartment is essentially a screened veranda containing enclosed spaces and service pods
Guess Avenue Apartments
Objective
The site is adjacent to the Wolli Creek rail station in an area undergoing rapid change. The client requested a maximum number of small apartments to be designed within the building envelopes of an approved master plan.
Outcome
- 176 apartments (1-2 bedrooms)
- 2 eight storey buildings
- Landscaped gardens
- Parking in a single level basement
- Precast concrete panels for low maintenance
Marsh Street
Objective
The client had obtained Council approval for a development designed by others consisting of 87 apartments and 210m2 of commercial space. However due to onerous conditions of approval the development was considered unfeasible and Jones Sonter were engaged to amend the design in order to eliminate the problem conditions, to negotiate the amendments through Council, and to document the amended design for construction.
Outcome
- Elimination of the conditions
- Overwhelming support from Council at both political and officer level
- Resolution of non-compliant and unresolved design issues
